Kroger Marketplace planned for Lafayette Crossing in Fate — nearly 99k–100k sq ft, ~200 jobs, TDLR schedule notes, and what is still TBD.

A Kroger Marketplace is coming to Fate TX at Lafayette Crossing, right off I-30. Here's what the paper and the state filing actually say.

The Royse City Herald-Banner covered the groundbreaking, and the store has a public state building filing (TDLR, the Texas office that tracks building plans).

Where the Kroger will be

Herald-Banner reporting puts the store at the northwest corner of William E. Crawford Avenue and the I-30 frontage road. It anchors the 80-acre Lafayette Crossing development in Fate.

The TDLR filing lists the address as 735 South William E. Crawford Ave., Fate, TX 75087.

How big is it

Size numbers differ a little by source, so I am keeping them separate:

Herald-Banner: nearly 99,000 square feet Marketplace
TDLR filing TABS2026021740: about 100,099 square feet
SHOP Companies listing: about 122,910 square feet anticipated (that's the developer's listing, so I'd lean on the other two)

For everyday talk, think roughly 100,000 square feet based on the paper and the TDLR filing.

What the store is supposed to include

Per the Herald-Banner (March 29, 2026), the company described:

A pharmacy
Expanded general merchandise (home goods and toys)
A café
A Murray’s Cheese counter
A fuel center with 14 fueling positions plus a grab-and-go kiosk
About 200 jobs

That same article said the company had not announced construction timelines yet.

How much it costs

You'll see two numbers, and they measure different things:

Herald-Banner: $40 million investment (company figure in that story)
TDLR filing: estimated $13.0 million construction cost (filing figure)

The $40 million is what Kroger says it's investing overall. The $13 million is the building cost on the state filing.

When it could open

Public filing TABS2026021740 (“Kroger 653 - New Store”) lists:

Owner: Kroger Texas LP
Design: Heights Venture Architects LLP
Registered: June 2, 2026
Scheduled start: August 3, 2026
Scheduled completion: May 27, 2027

Those dates come from the filing. Kroger hasn't announced a grand-opening day.

Same development as Target

On the City of Fate Lafayette Crossing / Project Cactus page, the city anticipates roads and utilities by mid-2027 and Fortune 100 grocery plus department-store anchors by the end of 2027. SHOP Companies has also listed a Kroger for Summer 2027. Those are city and developer guesses, not a date from Kroger.

What we do not know yet

No confirmed public grand-opening date from Kroger
No full company construction calendar in the March Herald-Banner story
Exact final square footage may still settle between the paper, TDLR, and developer listings
